Vitbūve, a Latvian timber-frame manufacturer, shared with us why they believe prefab is the better way to build a house, and after going through their reasoning, it's hard to argue with the logic. Construction timelines have a reputation for slipping. Weather delays a pour, a trade is booked out for weeks, and a project that was supposed to take six months stretches into a year. That reputation is part of why prefab timber-frame construction has moved from a niche option to a mainstream one in much of Europe: it takes the part of the build that's most exposed to delay, the structure itself, and moves it indoors.
In a panelised timber-frame system, walls, floors and roof elements are built in a factory as complete units, insulation and membranes included, then transported to site and assembled on a prepared foundation. Because the structural work happens indoors, it isn't held up by rain or frost. Manufacturing a typical house takes on the order of one to two weeks, and once the panels arrive, a weather-tight shell can go up in a matter of days rather than months. The foundation and site prep can often happen in parallel with factory production, so the timeline compresses in more than one place at once.
Site-built construction depends heavily on conditions on the day: temperature, moisture, how rushed a crew is. Factory production removes a lot of that variability. Materials stay dry, cuts are made from precise technical drawings rather than measured on site, and each stage can be checked before the next one starts. The result tends to be more consistent dimensional accuracy and fewer of the small defects that come from assembling a house outdoors in changing weather.
It's worth being precise here, because this is where a lot of marketing overstates things. A timber-frame panel can hold a substantial amount of insulation, but how much it holds is a choice made at the design stage, not an automatic feature of prefab construction. Thicker panels cost more and perform better; thinner ones cost less and perform to a lower, code-minimum standard. At the higher end, well-specified timber-frame systems can reach very low U-values and airtightness levels that support passive-house-type performance. But two "prefab" houses built to different specifications will perform very differently, so comparisons only make sense at matched specification.
The word still carries an image of identical boxy houses, which is out of date. A timber-frame structural system can support contemporary glass-heavy façades, traditional finishes, curved forms, or large open-plan interiors. What's standardised is the manufacturing process, not the architecture sitting on top of it. Most manufacturers offer a range of standard house designs as a starting point, alongside fully custom builds from an architect's drawings.
Prefab's cost advantage doesn't come from cutting corners, it comes from efficiency: less material waste from precision-cut panels, fewer labour hours lost to weather and site delays, and lighter structures that need simpler, cheaper foundations. It also tends to produce a more itemised quote, structure, openings, delivery, assembly, listed separately, rather than one lump sum. The honest caveat is that the advantage is clearest in the engineered shell itself; foundations, technical systems and finishing remain locally priced and vary by project. Fair comparisons should always be like-for-like on energy specification, not against the cheapest possible alternative.
Timber is a renewable structural material that stores carbon for the life of the building. Combined with the reduced material waste of factory-precision cutting and a lighter structure overall, the embodied impact of a timber-frame house compares favourably with heavier, masonry-based construction, though the full picture still depends on insulation choice, transport distance and finishing materials on a given project.
None of this makes traditional site-built construction obsolete, plenty of excellent homes are still built that way. What prefab timber-frame changes is where the risk sits: less of the build depends on weather, site conditions and on-the-day execution, and more of it is locked in before the crane ever shows up.
